Schools are the most important thing as my daughter needs a SEND school and my son a school which will help and support his dyslexia and epilepsy
As previously mentioned, moved back to NE about 4 years ago. @Somebodys pinched my sombrero is spot on about Oakerside. Lovely place, some cracking houses, fairly quiet, Castle Eden Dene on your doorstep and Shotton Hall School and East Durham College around the corner.
Be careful 220k for a 4 bed detached is cheap Do proper research and ask as many questions as you like
Just found one on that Oakerside estate mentioned and that's a 4 bed for 220k, but has smallish bedrooms
I live in Dorset ( just ) house prices are mad . Sister lives in Exeter same there . God only knows what Cornwall is like !
Do you mean Montfalcon Close just off Neville Road / Howletch Lane? Used to be a lovely area but then I moved The garden of that house doesn't appear to get much sunlight due to trees that are not on your land so little that you could do about that. There are a few buy to lets in the general area but when I go round that way and talk to people I used to know it seems ok. However house prices have fallen amongst the ex local authority housing stock adjacent which may impinge on the property that you are looking at,
some recent builds around newbottle, some still ongoing might be worth a look...as for schools, not sure of age group you are looking at but: https://www.newbottleprimaryacademy.co.uk/all-about-us/send-information-report-local-offer basically a 5 minute walk max from any of the new builds. plus Kepier seems to have a good record as well.
Montfalcon is a nice street, big houses, but not in one of the “posher” estates. if you can push the boat out a bit, check holly tree house in Castle Eden. It’s adjoined to a castle.

That’s the one, mind you, the only neighbours are right next door on the castle. Some more in a tiny village quarter of a mile away. It’s literally on the edge of the dene. It’s a fantastic price if you like something a bit quirky. It’s five minutes in the car from Peterlee and Wellfield schools.
Update, finally had an offer for our house. Seen a lovely house in Ouston, any thoughts on that as an area please?
