Pure rumour but two different people I know, one who lives close by have told me the AoL has been sold. I would find this hard to believe but seems a strange thing for these people to say neither known for talking b*llocks.
I don’t believe this for a second. The land isn’t especially valuable, given the struggle SAFC had to get permits to build on it, the club is for sale and this would significantly reduce its value, as well as the chance of selling. I don’t buy this for a second.
Sounds like bullshit. Our football related properties are only worth as much as the land they're built on individually. AOL would only retain any sort of significant value if kept for football. The stadium, aol, Charlie Hurley center. Without the football they're only good to level to the ground for redevelopment. It would be very bad business to sell these things of separately. Would probably ruin us. Add to what Nads said about it being greenbelt land, it's useless for redevelopment so ultimately worthless if not tied to the club. Surely nobody in their right mind would buy that land and cop a bill to return it to it's original state.

that land will be worth a canny chunk. if the right developer gets it. million pound houses in cleadon.
They’ve said there’ll be no development around there mate, we were only permitted to build the AOL after reducing the size of the main building by 50%. They can’t develop anything on that land it’s not gonna happen.
I don’t know which council it is, but it’s got an SR6 postcode the academy so I assume it’s City of Sunderland council.
its a grey area. i dont know if its in sunderland or tyneside as its right on the border. sure you go pass the south tyneside sign first. might be wrong like. i always class cleadon as sunderland, but it cant be.
Just googled the planning application and it was South Tyneside. But to be clear, whilst looking that up, they rejected us even putting up a groundsman shed, saying there can be no more building on the site. Absolute non starter for development.

The whole site's water system is off grid too and processed on site, if they won't even let the club connect it's sewerage to the main grid there's no chance what so ever of houses going up on it.
its a stones throw from some plush houses. i wouldnt bet against some rich developer getting it in the future. i dont see the appeal of the the area personally.its south tynside, but with an aposh sunderland postcode. over rated
Another aspect. Can't see many developers jumping through hoops and greasing palms for that site. Think there'll be greenbelt land that's easier to obtain where they could build more valuable homes. Certainly in the immediate future. It's worth more as a training ground attached to a football club imo.
Sad thing is, people with coin love that area. Its always been expensive, but now its mental. Cleadon is very posh. I dont get it.
You seen how much the gaffs on the site of the old abattoir went for? ****ing hell. A developer would love the land, they just wouldn’t get it. Or if they did, they couldn’t build on it. It’s nonesense anyway, no way on gods earth is a club, even as badly run as ours, going to sell a top class academy and the one thing about the club that’s half decent. This ****e will have started in Tyneside, guaranteed.
